Ennis Homes files for Chapter 11 - Bakersfield Californian

The family-owned company based in Porterville builds homes throughout the Central Valley, including Bakersfield and Wasco.

Work at the Vineyard Estates development near Central Avenue and 7th Street in Wasco won’t continue, President Brian Ennis said Thursday.

The company had 106 contracted buyers in July, and 27 others who made reservations, according to a news release.

As credit tightened, though, the company lost 58 buyers because it couldn’t start or finish those homes. There are half-built homes in the Wasco tract, and it’s unclear what might happen to them.

Ennis plans to keep building its Eagle Ranch tract at Hageman Road and Jewetta Avenue.

“We’re ready to go back, start back up,” Ennis said. “We’ve put our construction on hold until we got a comfort with where all this was headed, what was going on with the banks. We’re ready to resume construction.”

Ennis pulled just 14 permits for new-home construction in Bakersfield last year, city permit records show. All were pulled nearly a year ago, in March.

A house will NEVER sell if it isn't priced right. EVER.

The average days on market is a stupid statistic that the industry uses, propoganda like the "median".
They both mean absolutely NOTHING and are only used to mislead the average person.

If you price the house right it will sell in a few days. If you want to believe lies, list it at the "market" price now, and chase the market down by lowering prices for the next year or two.

When it is priced right, it will sell quickly.

Most people are in absolute denial about what their house is really worth. Most homes cannot be sold at todays artificial value. There is a huge housing crisis in many areas.

How is the rental market in Bakersfield, California?

I am considering buying a condo or small home in Bakersfield and renting it out. Do you think that there is a market for rentals in Bakersfield? I am thinking about somewhere close to the college campus (CSUB). Let me know what you think.


I would skip the condo, the added HOA fees make it hard to make any cash flow.

Bakersfield will always have people with jobs, it is surrounded with prisons, so you can't go wrong.

I will give you some pointers on how to select a Realtor. Please dont just take 1 off the street. Your home is one of the most expensive investment that you have and you don't want to just trust it to "some" Realtors.

Interview at least 2 Realtors. Invite them to your home. Before the meeting please make sure that they are aware that you are looking forward for their presentation.

Ask about the statistics on your area or subdivision.
How many actives- these are going to be your competition.
How many sold and how much was it sold for, for the past 90,60 and 30 days - these are hard numbers, meaning, these are how much a buyer is willing to pay for a comparable property in your area.

How many pendings are there - these are for sale homes that are waiting to close, you will not be able to see the sold price yet, but will give you an idea of which active once are going.....

Ask for the Realtor's, marketing plan. What marketing plan is he/she is going to do so that your home will be exposed to as much buyer as possible.

Ask if he/she has a designation. Realtors have designations, the highest designation so far is the CRS - Certified Residential Specialist. CRS Realtors has gone through extensive training and they usually know the latest trend in the market, what's new and effective.

Other designations are: Graduate Realtor Institute (GRI), Accredited Buyers Representative (ABR), your state might have their own designation.

So yes, not all Realtors are the same. Go with the full service Realtors too. I did a lot of take over listings from Discount Realtors, just because when the listing agreement was signed, they stick their yard sign on your yard and you will never hear from them again.

Make sure the Realtor that you hire understands that you needed a feedback from the prospective buyers. This is a good indication of what the buyers think about your home.

On the presentation of your home, please de-personalize your home, take down all family and personal pictures and replace it with neutral frames. A good Realtor will also walk you through this.
